The first time home buyer tax credit extension has caused a great stir over the last few weeks in Washington but what many Americans may not realize is that there is a one year extension of this tax credit for those who were service members on in the military during specific dates. There is a very good chance that if you have been in the Military you could see the $8000 or $6500 tax credit extended.

For those who have been on extended duty it is highly likely that you will see a one year ext...

By: Edward McCray

The first-time homebuyer and repeat homebuyer tax credit extension is coming to an end on April 30th meaning homeowners and homebuyers looking to use the tax credit must be under contract on a home by that date and they must also close on the home by June 30th.

Many homebuyers have gotten into the housing market because there have been low mortgage rates to be had and affordable homes as well. The extension of the first-time homebuyer and repeat homebuyer tax credit, fo...

The Internet and Realtors are the top 2 with each producing 36% of the buyers and the paper continues to drop and is now at 2% of all sales. The main problem with the newspaper is that all of the listings are not advertised here. On the Internet you will find all of the listings which are frequently updated.
West Michigan is a great place to call home. In a recent article by USA Today we find that the Holland-Grand Haven area ranks 2nd in the nation in well-being. There were a number of categories that they looked at to determine the best City. The categories were population, emotional health, work experience, physical health, healthy behaviors, and basic access. I'm not sure what all the categories cover but the only area in the entire united states to rank better than us was Boulder, Colorado....

In the spring, the flowers are blooming and the weather is cool and mild. In the summer, the weather is warm and mild with light breezes coming off the water. Fall weather is starting to turn a little chillier and winter can see some harsh...

Here are some of the most frequently asked questions on the changes to the Homebuyer Tax Credit

Question: Existing homeowner credit: Must the new house cost more than the old house?
Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who
meet all eligibility requirements will qualify for the $6500 credit.

Question: I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a

By STEPHEN OHLEMACHER (AP) ? 1 hour ago

WASHINGTON ? Buying a home is about to get cheaper for a whole new crop of home-buyers ? $6,500 cheaper.

First-time home-buyers have been getting tax credits of up to $8,000 since January as part of the economic stimulus package enacted earlier this year. But with the program scheduled to expire at the end of November, the Senate voted Wednesday to extend and expand the tax credit to include many buyers...

There have been a lot of rumors going around as to whether or not the tax incentive is going to be extended. Based on a conversation I had earlier in the week with a very reliable source the tax credit is going to be extended at least 6 more months. I'm going to wait and see if this comes true, but if it happens it would be good for the real estate market.

Instead of giving an update on the market I would have links that would provide information about recieving a free market analysis, free seller packet, and free buyer packet.

I'm also looking to improve this blog section, and make it where I can add documents and pictures.

The incentive is also good for sellers because more activity is taking place right now. If you wait to put your home on the market you may be missing out on a lot of potential buyers. Once November 31,2009 passes I expect the market to slow down considerably.

My name is Jennifer Stiles and I am from the Pet Pantry. We operate a program for low income familes and those effected by home foreclosure, disabilities or jobloss. We assist with pet food and supplies so that families can keep thier animals in thier homes, and not have to surrender them or drop them off along the roadside to fend for themselves. We are looking for a space in Grand Haven that people can get to easily. We are begining to serve many families, as the need in our community is great....

They did not have the statistics for other West Michigan Cities but I don't expect it to be much different. What this tells me is that buyers are looking for good deals. If you do not price your home competitively you will be ove...

In Holland Michigan there were 49 residential sales during the month and in Zeeland there were 17 residential sales. That was down 1 sale in Holland from the previous month and up 3 sales in Zeeland.

This includes the cities of Holland, Zeeland, West Olive, Hamilton, Grand Haven, Saugatuck, Douglas, Hudsonville, and Fennville among a few others.

For residential homes there were 281 sales in the previous 3 months. However, there was a staggering 479 homes that expired during this time. This is nearly a 2 to 1 ratio.

In Holland, Michigan we had 50 residential sales during the month. The highest sale went for only $420,000 which is fairly low for Holland with the number of Lakefront homes.

This weeks deal of the week is located in Zeeland Michigan. The home is currently priced at $189,900 but is contingent on the bank approval of a short sale. What that means is that the bank will need to approve the sale, but they may want to get rid of it quickly. Most short sales end up being a fantastic bargain if you are willing to wait for a response from the bank.
July 2008 Market Update

Each month I try to blog about recent market statistics. Today I took a look at the sales during the month of July for the cities of Holland, Zeeland, West Olive, Saugatuck, Douglas, and Hamilton.

Holland Michigan Real Estate

In Holland Michigan 84 residential properties sold during the month of July. 29 of these homes sold for $100,000 or less, and only 14 sold for more than $200,000. A majority of the market sold below $200,000. There was a home on 18th street that sold for $25,000...

All Realtor's Are Not The Same

Choosing a realtor is not a decision that should be taken lightly. Realtors are in the market to earn money but some are so driven by greed that they are more concerned with making a buck than looking out for their clients? interests. It is important to carefully weigh the qualifications of a realtor before making a final decision on something as important as buying or selling a home. You want to get the best deal possible and a realtor should ensure that that happens. There are several thin...

Zeeland Michigan Has Surge in Home Sales

The home sales in Zeeland Michigan are finally picking up. During the month of June 32 residential properties in Zeeland sold.
This is about equal to the number of sales in Zeeland Michigan that we have had over the previous 2 months.
Of the 32 homes that sold only 2 of them sold for less than $100,000, which tells me that the market is improving. Anther encouraging sign was that nearly half of the homes sold for $150,000 or more.

Condo sales have been extremely difficult to come by, so I decided to take a look at what percentage of them sell compared to expire or are cancelled off the market.

In Holland Michigan over the past 6 months 51 condos have sold. During those same 6 months 64 condos have either expired, been withdrawn, or cancelled. So on average 44% of the condos on the market are going to sell.

In Douglas & Saugatuck there has been 11 condos sales over the past 6 months. 28 condos have not been able...

Many seller's are curious as to what percentage of homes in West Michigan on the market sell vs expire. This afternoon I had some time to look at the statistics to give you a better idea.

In Holland Michigan over the past 6 months 348 homes have sold while 305 homes have expired off the market. Meaning that on average only 53% of the listings are going to sell in the 6 month time period.

Zeeland Michigan had similar results over the past 6 months. 84 residential properties have sold whi...

On May 6th, 2008 West Michigan voters will decide on a tax to support airport operations and improvements for Holland Michigan's local airport.

I have not heard the cons to such a project, but our Real Estate Broker is strongly recommending that we get out and vote "YES". Our local economy can really use a boost and funding to improve the airport would go a long way.

From the research that I have done on the proposed tax it sounds like the tax would be anywhere from $5.00 to $10.00.

Do Buyer's Know?

I talk to a number of potential home buyers who are spending a lot of time looking at homes. Often times these buyer's will call me and ask if they can see one of my listings. Here are a few questions I usually ask these potential home buyers.

1. Do you know that I can show you any home on the market?

-Many times these buyer's are calling a number of listing agents hoping that each agent will show them their personal listing.

-I can show any listing on the market whether it is listed...

The market in Holland Michigan seems to be waking up...or is it? During the month of March there were 72 closed homes and properties. 67 homes sold while 5 properties sold. Which is 8 more homes than last month.

Last month 39% of the homes that sold were priced above $150,000. This month there was a drop. Of the 67 homes that sold only 17 of them sold for more than $150,000. So only 34% of the homes sold in Holland Michigan for more than $150,000.

Holland, Michigan currently has 775 active residential listings. This total is not including condos, farms, vacant land, or multi family homes. I broke all of these into specific price points, so that you have an idea how many homes are available.

The other day I posted information about Holland Michigan Condos on my blog. Today I would like to take a look at Zeeland Michigan Condos.

Over the last 5 years there are some telling statistics about the condo market in Zeeland, Michigan. In 2003 60 condo units sold, in 2004 in Zeeland Michigan there were 53 condo closings that took place. In 2005 we saw the greatest amount of condo sales over the past 5 years when 64 condos sold. 2006 was not a great year for condo sales in Zeeland Mich...

The Mackinac bride is in Northern Michigan and spans nearly 5 miles. The bridge opened to traffic in 1957.

The reason I am posting about the Mackinac Bridge is because I decided that I would try to build what looked like the Mackinac Bridge rather than building your typical gingerbread house. As you can see from the picture my experiment turned out ok. Happy Holidays!

In Holland Michigan there is a fantastic lake separating the north and south sides of Holland. Lake Macatawa is the Lake that I am talking about.

Currently there are 30 active residential listings on the Lake. About half are located on the north side and half are on the south side. Of the 30 only 3 have a price about $2,000,000. The most expensive home is priced at $4,500,000.

With no surprise McDonald's was the #1 most recognizable brand in the whole world. This is one of the reasons why we outsell the rest of the West Michigan real estate market.

When I was a kid I would go from door to door in the neighborhood and get as much candy as possible. The problem with this was that it was not always safe. A better option for your kids may be Trunk Or Treat. Trunk or Treat is available at a number of churches in the area, and is a safer way to get candy and meet people.
One thing I strive to do is keep my clients in the loop. What I mean by this is, I want my clients to know what is going on with their home and what the real estate market is doing. This is not always easy to do, because the news isn't always good. In fact, there are many times that I have negative feedback but I feel it's important for my clients to know what others feel about their home. With this information we are able to make changes and have a better chance at selling your home.

The Holland, Michigan real estate market slowed down during the month of August. 77 homes and properties sold during the month which is decent, but we are looking to be around 100. With school about to start real estate sales in Holland will likely be less next month.

During the month of July 98 homes and properties sold in Holland Michigan. This figure is slightly down from last month, but overall a very good month. With the summer coming to an end, we will likely see a drop in real estate sales in Holland.

To my surprise the market has not improved. 84 homes and properties sold during the month of April in Holland, Michigan. Last month 87 homes and properties sold. It could be due to the number of people who left Michigan for Spring Break, but still disappointing.

As a buyer's agent and seller's agent I always recommend purchasing a Home Warranty. As a seller your mechanical system failures are covered during the listing period for up to a year, and it is an incentive for a buyer to purchase your home because the warranty carries over to them for an additional year. Do you get a warranty for your computer when you purchase it brand new? Don't you think having your home covered is just as important?
