Zeeland Michigan Real Estate

One of the areas that I focus on for Real Estate is Zeeland Michigan. One of the main reasons I enjoy working in Zeeland is because of their great community. Zeeland Michigan has a great down town, and a unique selection of real estate in the area. The residents are very friendly, and participation in the cities events encouraged. During Christmas time we are encouraged to have Christmas lights and Christmas Card signs in the front yard. As a resident you receive $15.00 off your electricity...

Today our manager had our company discuss with him the reasons why it is a great time to buy real estate. We first gave our reasons, and then he read the reasons from a recent real estate article he had read.

1. Prices are down: There are a lot of motivated sellers who want to get out of their home. There are also a number of foreclosures and short sales making it a great time to buy.

2. Interest Rates are Low: Not only are interest rates low, but there are a number of choices for fi...

Today I received calls from 6 agents hoping to show my listings over the next couple of days. 2 of the calls were for showings in Holland, Michigan. 1 of the calls was for a showing in Hamilton and 3 of the calls were for showings in Zeeland, Michigan.

I am optimistic that this means the market is improving. There has not been a lot of activity over the past couple of months, and having 6 calls today was very refreshing.

I took a look at last years market statistics to see when the ma...

Holland Michigan Airport

On May 6th, 2008 West Michigan voters will decide on a tax to support airport operations and improvements for Holland Michigan's local airport.

I have not heard the cons to such a project, but our Real Estate Broker is strongly recommending that we get out and vote "YES". Our local economy can really use a boost and funding to improve the airport would go a long way.

From the research that I have done on the proposed tax it sounds like the tax would be anywhere from $5.00 to $10.00.

Because of Lake Michigan's popularity there are a number of properties currently listed for $1,000,000 or more. I would consider these luxury homes. Many of the homes currently listed on Lake Michigan fit this category, but there are also many homes not on Lake Michigan that would also be considered luxury homes in West Michigan.

Last month 39% of the homes that sold were priced above $150,000. This month there was a drop. Of the 67 homes that sold only 17 of them sold for more than $150,000. So only 34% of the homes sold in Holland Michigan for more than $150,000.

In 2005 we saw the greatest amount of condo sales over the past 5 years when 64 condos sold. 2006 was not a great year for condo sales in Zeeland Mich...

In this market it is surprising that a buyer ever has to compete against another offer, but it does happen. Two of the offers were for homes in Holland and one of the homes was in Zeeland.

There are currently 902 Real Estate Agents in Ottawa and Allegan County. Last year there were 2,137 homes sold in Allegan and Ottawa County.

This means that on average each agent sold 2.36 homes during 2007. When you decide to hire an agent make sure you ask them how many closings they had last year. The agent you interview may only be part time, and that is another important question to ask.

I had 18 closings last year and have a goal of doing over 25 this year. I also am a full t...

Over the past month activity has been up tremendously, not only for myself but for most agents I have talked to. There seems to be a lot more buyers right now, which is likely because of the interest rates. If you have a home to sell and are waiting till spring to list it, you are missing out on a number of buyers. The buyers who are out in this weather are much more motivated then many of the buyers in the spring. Please send me an email at lukebouman@woodlandrealty.com if you are consideri...

I just ran a search to find out how many homes are currently in foreclosure in the area. Many of these homes are a great bargain.

I found 35 homes currently listed in West Michigan that are bank owned. 27 of these listings are in Holland Michigan.

There are currently 27 homes listed that are corporate owned. Most corporate homes are homes that have been foreclosed on.

There are currently 9 homes that say EMD $1000. Which means that you need to submit $1000 with the offer.

A new video feature has been added to the home page of my website. If you have not seen it yet scroll down and it is under the map search icon in the bottom left corner. The video feature is currently being used as a slide show of pictures that were taken of the Holland Michigan Lighthouse a couple of weeks ago during a storm. There are a number of great photos, but you need to come to Holland to see it in real life!

Road Constuction In Holland

32nd street in Holland Michigan is currently under construction. The old existing surface has been removed, and they will be paving the road when the milling is complete.

I would recommend avoiding 32nd during this time because of the backups due to the work trucks and work being done. If you happen to go this way, please drive safe!

Landscaping Can Make A Difference

As a seller in today's West Michigan real estate market you need to separate your home from your neighbors. One of the ways you can do this is by freshening up your yard with landscaping.

The easiest way for this to get done would be to hire a professional landscaping company in your area. They will come out and give you ideas of what they can do, and also an estimate of what they will cost. This will be a great option for some of you, but for others it is not possible to spend money to ha...

Investors have a great opportunity to purchase a lot of real estate for unbelievably low prices. The market is a buyers market so there are a lot more homes for sale than there are buyers. This makes prices go down and a lot of people motivated to sell. If investors buy now and hold on...

Follow Up Calls

One thing I strive to do is keep my clients in the loop. What I mean by this is, I want my clients to know what is going on with their home and what the real estate market is doing. This is not always easy to do, because the news isn't always good. In fact, there are many times that I have negative feedback but I feel it's important for my clients to know what others feel about their home. With this information we are able to make changes and have a better chance at selling your home.

August 2007 Update

The Holland, Michigan real estate market slowed down during the month of August. 77 homes and properties sold during the month which is decent, but we are looking to be around 100. With school about to start real estate sales in Holland will likely be less next month.

July 2007 Market

During the month of July 98 homes and properties sold in Holland Michigan. This figure is slightly down from last month, but overall a very good month. With the summer coming to an end, we will likely see a drop in real estate sales in Holland.

June 2007 Market

The market continues to improve in Holland, Michigan. Infact 102 homes and properties sold in Holland during the month of June. Vacation homes and 2nd homes have become more popular during the month. More people are getting to Lake Macatawa and Lake Michigan.

I believe we have turned the corner. 93 homes and properties sold in Holland during the month of March. We are finally seeing the market move a little bit. Anyone interested in listing their home or property? These high sales should continue throughout the summer months.

April 2007 Market

To my surprise the market has not improved. 84 homes and properties sold during the month of April in Holland, Michigan. Last month 87 homes and properties sold. It could be due to the number of people who left Michigan for Spring Break, but still disappointing.

The market didn't fair as well in Holland as it had the previous month. 71 homes and properties sold during the month. The warmer weather that is just around the corner should help make the market better in the coming months.

HSA Home Warranty

As a buyer's agent and seller's agent I always recommend purchasing a Home Warranty. As a seller your mechanical system failures are covered during the listing period for up to a year, and it is an incentive for a buyer to purchase your home because the warranty carries over to them for an additional year. Do you get a warranty for your computer when you purchase it brand new? Don't you think having your home covered is just as important? Please Contact Luke Bouman for more information about...
