To Whom It May Concern,
In late February of 2012 I had decided to purchase a new home and met with a mortgage lender in Holland, MI. Upon completion of the pre-approval process, he asked me if I was currently working with an agent and I told him I was not. He gave me the card of Luke Bowman, agent at Coldwell Banker. Following this recommendation, I met with Luke the next week. My first impression was he was very personable and seemed eager to help me find a new home.
I was not sure about working with a buyers agent because I was not sure of the fees or additional costs involved. Luke assured me there was no out of pocket cost and the price of the home will not increase either. It seemed a no-brainer to work with an agent. I had been warned not to enter into any agreements from which I cant back out of. Luke made it clear that though we had to sign a buyers agent agreement, we could terminate it at any time.
I was familiar with several real-estate websites for the area and had been looking at several properties. In addition, Luke added my email to a subscription service that notified me of new listings or changes in listing as soon as the information was available. There were two properties in particular I had mentioned to Luke. He did some research on the properties and was back to me that day. One of the houses had an accepted offer on it, and the other we viewed the following day. The home was exactly what I was looking for! The property was a foreclosed home that had been on the market for 4 days. Due to the type of loans available and that it was a multi-family home, investors were able to bid after 14 days. So, we had to move fast if I was to beat the bids of the investors. Luke worked diligently with me and the mortgage lender to get an offer in place. We placed an offer on the home the day after viewing the property. I was not sure as to a fair offer and Luke was able to lend his experience and work with me to compose an offer (I would have offered more). Within two days of the offer, the bank had a counter-offer, of which I accepted. We signed the agreement the 7th day the home had been on the market.
Luke continued to work with me through the closing process and even after the sale. He is a great guy and good at his job. I will work with Luke in the future and would recommend his service to anyone looking to buy or sell a home.
