According to the calendar, love is in the air. And according to the infamous groundhog, spring is right around the corner! So now is the time to weigh your home selling and buying options before the bustling spring gets here. Currently in North Holland, 127 homes are active on the market. Active listings in January saw a small decrease of 5% compared to December; however compared to last January, there was a 12% increase in active listings. Since January 1st of this year, 46 homes have sold at an average of 97.6% of listing price. On average, homes in North Holland are on the market for 82 days before closing.

South Holland currently has 103 active residential real estate listings. This year, 47 homes have sold at an average of 95.6% of listing price. On average, homes in South Holland take 90 days on the market before closing – slightly longer than North Holland. January saw a 1.8% increase in active listings compared to December, and a 4.8% increase compared to last January.

Zeeland, a smaller area compared to Holland, has only 53 homes actively listed on the market right now. Year-to-date, 20 homes have been sold for an average of 98.9% to listing price. Zeeland homes tend to sell for closer to asking and have a shorter market cycle, with only 52 average days on market. Zeeland had 47 active listings in January, an increase of 14.6% over December, and an increase of 4.4% over last January.

In Hudsonville, 54 homes have sold so far this year for an average of 96.8% list price over an average of 66 days. Currently, 81 homes are active on the market, and January had 84 active listings. This is a slight decrease from December, but a large increase of 47.4% over January 2015.

Overall, the mild winter has helped the West Michigan residential housing market stay warm all year. Homes are selling quickly with an average of 72.5 days on market between Holland, Zeeland and Hudsonville for an average of 97.2% of list price. New listings are coming to market every day, but selling quickly.
