Moving to West Michigan from Chicago: What to Expect

West Michigan has become one of the most popular destinations for Chicago transplants over the last decade — and for good reason. The combination of affordable (by Chicago standards) waterfront real estate, a genuinely strong local economy, and a quality of life that is hard to replicate in a major metro has made communities like Holland, Grand Haven, and Saugatuck magnets for buyers leaving the Chicago area.

Here is what you actually need to know before making the move.

The Honest Cost of Living Comparison

The sticker shock goes in the other direction when you move from Chicago to West Michigan. Homes that would cost $800,000–$1.2M in the Chicago suburbs routinely sell for $350,000–$600,000 in Holland and Zeeland — and for comparable or less money in Grand Rapids, Hamilton, and Allendale.

Property taxes in Ottawa County are also significantly lower than Cook County and most collar counties. The combination of lower purchase prices and lower ongoing costs means your dollar stretches considerably further in West Michigan.

Lake Michigan waterfront is the one category where prices approach Chicago-area levels — premium frontage in Park Township and Saugatuck runs $1M–$5M+ — but even those properties compare favorably to Lake Geneva or comparable Illinois lakefront on a per-foot basis.

Getting to Chicago

West Michigan is not a Chicago suburb — it is a genuine relocation, not a longer commute. Holland is approximately 2.5 hours from downtown Chicago by car, and Grand Rapids is about 3 hours. There is no commuter rail connection.

For buyers who still need to travel to Chicago regularly for work, the key questions are: how often, and what is your tolerance for the drive or a short flight? Grand Rapids Ford International Airport has direct flights to Chicago O'Hare and Midway on multiple carriers, typically under an hour in the air.

If you are fully remote or your work does not require Chicago presence, the distance becomes a non-issue — and many Chicago transplants tell us that the 2.5-hour buffer is actually one of the things they appreciate most about the move.

West Michigan's Economy — Stronger Than You Think

One of the most common misconceptions Chicago buyers have about West Michigan is that it is a sleepy rural area with limited economic opportunity. The reality is very different. The Holland/Zeeland corridor is home to a remarkable concentration of major employers: Gentex, Herman Miller, Haworth, Perrigo, and dozens of strong mid-sized manufacturers and professional services firms.

Grand Rapids — just 30 minutes from Holland — has a thriving healthcare sector anchored by Spectrum Health and Mercy Health, a growing tech and startup community, a nationally recognized restaurant scene, and ArtPrize, one of the world's largest public art competitions.

The unemployment rate in Ottawa County consistently runs below state and national averages. For buyers relocating for career reasons, West Michigan offers real professional opportunity — not just a place to retire to.

The Best Communities for Chicago Transplants

Different Chicago buyers end up in different West Michigan communities depending on what they are looking for:

Holland — The most popular destination for Chicago transplants who want a full-service community with downtown amenities, beach access, and strong schools. Holland feels familiar to buyers from Naperville or Evanston — active, walkable downtown, community events, diverse dining.

Grand Haven — Popular with buyers who want a quintessential beach-town feel. Smaller than Holland, more seasonal in character, but deeply beloved by those who choose it. Appeals strongly to buyers coming from smaller Chicago suburbs.

Saugatuck/Douglas — The top choice for buyers seeking a vacation-home feel as a primary residence. Strong arts community, exceptional dining, beautiful waterfront. Attracts buyers from Chicago's North Shore and Lincoln Park neighborhoods.

Zeeland — A smart choice for value-focused buyers who want more space for the dollar. Five minutes from Holland, strong schools, quieter pace.

Grand Rapids — The right choice for buyers who want urban amenities and do not need to be on the lakeshore. Neighborhoods like East Grand Rapids, Ada, and Forest Hills offer excellent schools and executive housing at prices well below Chicago comparables.

What to Do Next

If you are seriously considering a move from Chicago to West Michigan, the best thing you can do is visit — not just for a weekend, but for 4–5 days across different seasons if possible. West Michigan in July and West Michigan in February are genuinely different experiences, and both matter.
