1. Starting the Search Before Getting Pre-Approved

In West Michigan's fastest-moving neighborhoods, well-priced homes receive offers within 24 to 48 hours of listing. Buyers who find the right property before getting pre-approved lose it to buyers who are ready. Pre-approval is the prerequisite for starting.

2. Waiting for the Perfect Market Moment

West Michigan home prices have not declined meaningfully in over a decade. Buyers who waited for prices to drop in 2021 through 2025 paid more when they eventually bought. The perfect market moment is when your personal finances support the purchase.

3. Not checking flood zone and special assessment status
