As we move into spring 2026, West Michigan's real estate market is showing the familiar seasonal patterns that define our market — plus a few trends worth watching closely if you are thinking about buying or selling this year. Here is our honest read on where things stand.
The Headline: Inventory Remains Tight, Demand Remains Strong
West Michigan continues to operate as a seller-favoring market in most price ranges. Well-priced, well-presented homes — particularly in Holland, Zeeland, and Grand Haven — are moving quickly, often within the first 1–2 weeks of listing. Multiple offer situations are common in the $250,000–$500,000 range, which represents the most active segment of the market.
Inventory has ticked up slightly from the historic lows of 2022–2023 but remains well below pre-pandemic norms. Buyers have marginally more options than they did two years ago, but "marginally more" should not be confused with a buyer's market — it is not one, at least not in the core Holland/Zeeland corridor.
Interest Rates: The Wild Card
Mortgage rates remain the dominant factor shaping buyer behavior in early 2026. Elevated rates compared to 2020–2021 have kept some move-up buyers in place — people who locked in low rates and are reluctant to trade them for a higher rate on a new purchase. This rate lock effect has suppressed some of the move-up inventory that would otherwise be entering the market.
For buyers, this creates a counterintuitive opportunity: while rates are higher than the pandemic lows, buyer competition is also lower than it was at peak demand in 2021–2022. The buyers who are active right now are serious and motivated — not casual lookers.
Holland Market — Spring 2026
Holland remains West Michigan's most active market. The $250,000–$400,000 range is moving fastest, driven by strong demand from first-time buyers and move-up buyers. Waterfront and near-water properties along Lake Macatawa and Lake Michigan are seeing consistent demand, with spring and summer traditionally bringing the strongest activity in those segments.

Bluff Lakes and Savannah Lakes remain the most active neighborhoods.
Grand Haven Market — Spring 2026
Grand Haven's spring market is just beginning to warm up. Seasonal and second-home buyers typically arrive in force from April through July, which is historically the strongest selling window in Grand Haven. Waterfront and channel homes are already generating strong interest. If you own a Grand Haven property and are considering selling, listing before peak season arrives typically produces the best results.
