The Cheapest Waterfront in West Michigan Is Not Where Most Buyers Look

The most affordable waterfront we track has a ten year median of $360,000, and 77 percent of its sales closed below $500,000. It is the Black River in South Haven, and it runs out to Lake Michigan past the lighthouse. The most expensive is Lake Macatawa in Holland at a $1,000,000 median, where 8 percent of a decade closed below $500,000. Both are channel water. The difference between them is not water access.

People shopping for water in West Michigan usually start with a name they already know, and that name is usually the most expensive one. These five are not interchangeable, and the differences between them are larger than most buyers expect. We pulled ten years of closed sales from the MLS for each, one body of water at a time, and reconciled every dataset against the MLS's own totals before publishing a figure.

Lake Michigan frontage is measured separately and at a different scope. Our frontage record covers sales at $800,000 and above only, where the median is $1,389,950 across 444 sales, the median days on market is 59.5, and the ten year change is about 65 percent. It is not comparable line for line with the five above, so it is kept out of the table.

What waterfront actually costs in West Michigan, cheapest to most expensive

A buyer who assumes West Michigan waterfront starts near a million dollars is looking at one of these. Across ten years:

  • Black River in South Haven put 112 of 145 sales below $500,000, at a median of $295,000 in that band. That is 77 percent, the highest share of the five. It is South Haven's harbour, running out to Lake Michigan past the lighthouse.
  • Muskegon Lake put 173 of 246 below $500,000, at a median of $314,032. Deep water with a channel out to Lake Michigan.
  • Kalamazoo Lake put 67 of 116 below $500,000, at a median of $390,000. That is Saugatuck's harbour.
  • Spring Lake put 104 of 404 below $500,000, at a median of $361,200.
  • Lake Macatawa put 19 of 240 below $500,000, at a median of $399,000. Eight percent of a decade.

All five connect to Lake Michigan. The price difference between them is not a difference in water access.

How fast each one clears

Median days on market across the full ten years: Muskegon Lake 14, Black River 25, Kalamazoo Lake 25.5, Spring Lake 34, Lake Macatawa 34, and Lake Michigan frontage at $800,000 and above 59.5.

Speed and price run opposite here. The least expensive water moves fastest and the most expensive moves slowest, which is the reverse of what buyers usually assume. Open Lake Michigan frontage takes more than four times as long to clear as Muskegon Lake. Scarcity raises the price and thins the pool of buyers for any one property at the same time, so the negotiation runs longer at the top.

They are not moving together, and that is the most useful thing on this page. Spring Lake and Kalamazoo Lake have improved for sellers in every period of their records. Lake Macatawa, Muskegon Lake and the Black River all peaked across 2020 to 2023 and have given ground since. Five bodies of water with the same supply constraint are producing five different negotiations, so a figure from one of them does not transfer to another.

What each one is actually good at

Black River in South Haven, for harbour frontage at the lowest entry

145 sales over ten years, median $360,000, and 77 percent of the record below $500,000, the highest share of the five. Its median rose about 74 percent over the decade on a sales rate that fell about a quarter, and its 2024 to 2025 median of $512,000 now sits above South Haven's own town median of $440,000. The ten year figure describes where this market has been.

Muskegon Lake, for deep water at the lowest median

Median $369,500 across 246 sales, 70 percent below $500,000, and a median 14 days on market, the fastest waterfront market in our records. Its median rose about 66 percent over ten years while Muskegon's own high end market fell about 21 percent.

Kalamazoo Lake, for Saugatuck, if you can wait

116 sales, median $449,950, and the steepest change in the set at about 122 percent on a sales rate that fell by roughly half. As of September 4, 2026 there were no active, pending or coming soon waterfront listings on it. The recent period rests on 15 sales, so that 122 percent is directional, but every period in the record moves the same way.

Spring Lake, for range

404 sales, the deepest record of the five, spanning $115,000 to $3,700,000. A quarter closed below $500,000 and 14 percent fell between $1.5M and $3M. It is one of two here where sellers have gained ground in every period.

Lake Macatawa, if entry price is not the constraint

Median $1,000,000 across 240 sales, with only 8 percent of a decade below $500,000. Protected water and a channel to Lake Michigan through Holland's harbour.

444 sales at $800,000 and above, median $1,389,950, and the slowest clearing market we track at 59.5 days. Records fall in South Haven, Covert, Glenn, Fennville, Saugatuck, Douglas, Holland, West Olive, Grand Haven and Spring Lake.

What this comparison cannot tell you

  • Lake Michigan frontage is measured at $800,000 and above and the other five at every price point. Its figures are not line for line comparable and are kept out of the main table for that reason.
  • Kalamazoo Lake's recent period covers 15 sales and Black River's covers 21. Both percentage changes are directional.
  • Every record runs September 2016 to September 2026, so both end years are partial.
  • Frontage on a body of water is not the same as a view of it, and this data does not separate the two.
  • This is closed transaction data. It is not a forecast, and it does not measure any individual property.

Method

Each dataset is a MichRIC flexmls residential export filtered to a waterfront status of yes and a single named body of water, with a ten year sold date range, pulled in September 2026. Every one was parsed row by row and reconciled against the MLS's own computed summary block on sale count, median sale price and average sale price before any figure here was published. Where a parse did not match the MLS summary exactly, it was not used.
