These are two different sets of homes. The asking median describes properties that are currently for sale. The sale median describes properties that have closed. No single home appears in both figures, so the gap is not a discount, not a negotiating range, and not an amount any seller should expect to come down. It measures how far current asking prices sit above the market that is actually closing.
The range across the seven is wide. Zeeland sits closest to South Haven on this measure, asking a median $498,800 against a $385,000 sale median, a difference of $113,800 or about 30 percent.
