The lake and the town have moved in opposite directions

Spring Lake as a community, measured at $800,000 and above, saw its median rise about 9 percent across the same decade while annual sales nearly tripled. Spring Lake waterfront rose about 66 percent on a sales rate that barely moved, 39.7 homes a year to 44.0.

Both figures are correct and they are measuring different things. A town can add inventory. A shoreline cannot. When a community builds, homes appreciate across any fixed price threshold from below, enter near the bottom of that bracket, and hold the median down while inflating the count. Frontage has no such supply, so what the median does is what prices actually did.

Grand Haven shows the same split: its community median fell about 15 percent over ten years while the Lake Michigan frontage records inside it rose about 65 percent. Spring Lake is the second independent case, in a second town.
