Only East Grand Rapids sits above Spring Lake in that record, at $1,900,000, and that figure rests on just 55 sales in the same period. Douglas and Saugatuck combined come next at $555,000, followed by Grand Haven at $498,900. Put another way, a Spring Lake waterfront sale at the median is about $100,000 above Grand Haven's median in the same record.
Spring Lake connects to Lake Michigan through the Grand River channel, which is a large part of why boating buyers look here.
The record counts all water inside the city boundary: Lake Michigan frontage, inland lakes, rivers and channels. So the $599,500 median blends different kinds of frontage, and the average sale of $813,826 sits well above the median, which tells you a smaller number of higher priced sales pull the average up. If you are shopping at a specific price, the median is the better guide to the middle of the market and the average is not.
