Contingencies are the safety valves in a real estate offer, the conditions that let a buyer proceed with protection or walk away without losing their earnest money. Understanding them is essential, especially in a competitive West Michigan market where buyers sometimes waive contingencies to win and need to know exactly what they are giving up. Here is a plain-language guide to the three that matter most.
The Inspection Contingency
This gives the buyer a window to have the home professionally inspected and to negotiate repairs, request credits, or cancel if serious issues surface. It is the buyer's primary protection against buying a home with hidden problems. In competitive situations, some buyers shorten the window or do a pre-offer walkthrough with a contractor to stay competitive while keeping some protection. The Financing Contingency
