Summer 2026 in Holland Michigan real estate: $419,000 median home price, 32 days average on market, 95.5% list-to-sale ratio, and approximately 109 active listings across all price points. The market remains competitive for buyers and favorable for well-priced sellers. Here is the ground-level picture.
What $419,000 Actually Buys in Holland Right Now
At the median, Holland buyers are looking at three to four bedroom single-family homes in established neighborhoods, townhomes in newer developments, or smaller homes in more premium locations near downtown or the Northside. The $350,000 to $450,000 range has the most competition because it sits at the accessible end of Holland's market with the broadest buyer appeal. Properties in this range with good condition and accurate pricing still see multiple offers.
Above $500,000 -- The Slower Tier
Holland homes above $500,000 are taking longer to sell than the median suggests. Buyers at this price point have more options and are more selective. Days on market above $500,000 runs closer to 45 to 60 days. Accurate pricing from day one remains the highest-leverage decision a Holland seller can make at any price point.
The Lake Macatawa Premium
Northside Holland properties with Lake Macatawa proximity continue to outperform the general market. Waukazoo Woods, Ottawa Beach, and Macatawa Park properties are moving faster than the Holland average because waterfront and near-water inventory is chronically limited relative to buyer demand.
What Buyers Should Know Right Now
Pre-approval before searching is not optional in Holland's current market. The best properties at accurate prices still move in days. Buyers who are not pre-approved lose to buyers who are. No Realtor has sold more homes in Holland MI over the last 10 years. Call (616) 344-9923.
