Holland Michigan's median home price is $374,450 in 2026. That number tells you what homes cost. What it does not tell you is what income you actually need to buy one, and that calculation is where most buyers either talk themselves out of the market prematurely or get surprised at the pre-approval stage.
The Basic Math at $374,450
Using a 30-year fixed mortgage at approximately 6.75% with 10% down ($41,900 down, $377,100 financed):
- Principal and interest: approximately $2,445/month
- Property taxes (Ottawa County average ~1.5%): approximately $524/month
- Homeowner's insurance: approximately $150/month
- Total PITI: approximately $3,119/month
Using the standard 28% front-end ratio guideline, $3,119/month requires approximately $133,000 annual gross household income. With 20% down ($83,800) and no PMI, the monthly payment drops to approximately $2,760, requiring approximately $118,000 income.
What First-Time Buyers Often Miss
The 28% guideline is conservative: many lenders allow up to 36-43% of gross income for total debt (including student loans, car payments, and credit cards). A buyer with $95,000 income and minimal other debt may qualify for a $374,450 Holland home depending on their full debt picture. The only way to know your number is a pre-approval conversation with a lender.
Holland Michigan Below $300,000
The good news for buyers with more moderate incomes: Holland has meaningful inventory below $300,000: particularly in South Holland, some North Holland neighborhoods, and outlying areas. At $280,000 with 10% down, the income requirement drops to approximately $88,000. The Holland market is not exclusively a $374,450 median sale price over the twelve months ending September 2026 market: it spans a wide range.
The Real Barrier Is Usually the Down Payment
For most Holland buyers in 2026, income is not the primary barrier to homeownership: it is the down payment. 10% on a $374,450 home is $41,900 cash. First-time buyer programs through the State of Michigan can reduce or eliminate this requirement. Call (616) 344-9923 to discuss options.
