We publish this because the market is not a single number. Holland, Zeeland, Hudsonville, Grand Haven, and Saugatuck each move differently, and knowing the difference is what helps buyers and sellers make good decisions. Here is where things stand, based on the most recent six months of sales data.
The Big Picture: A Balanced Market That Varies by City
Across Ottawa County, the median sold price is $406,500, with about 2.3 months of supply and an average of 54 days on market. That keeps the county in balanced-to-seller-favorable territory. But the county figure blends every city together, and the real story is in the differences. Over the last six months, months of supply ranges from just 1.5 in Hudsonville to 4.5 in Saugatuck, and median sold prices run from $375,000 in Holland to $670,000 in Saugatuck. The pace of the market depends heavily on which city and price point you are in.
Holland
Holland’s median sold price is $375,000, with 194 active listings and 120 pending, a 62% pending-to-active ratio. Homes are selling in an average of 45 days at 2.3 months of supply, with sale prices landing near 99.7% of list. This is a steady, realistically priced market where well-priced homes move on a reasonable timeline. Sellers have fair leverage; buyers should be ready to act on homes priced to the market.
Zeeland
Zeeland’s median sold price is $385,000, with 2.2 months of supply and homes selling in an average of 48 days. The pending-to-active ratio is 42%, reflecting steady buyer interest and consistent turnover at about 24 closed sales per month. Zeeland is priced slightly above Holland and moving at a similar, balanced pace. Sellers who price near market are seeing solid results.
Hudsonville
Hudsonville is the most competitive market in the county right now. The median sold price is $430,000, the highest of the mid-market cities, yet homes are selling in just 23 days with only 1.5 months of supply. The pending-to-active ratio is a striking 90%, meaning nearly as many homes are under contract as are available. Buyers here should expect to move quickly and decisively; sellers are in a strong position.
Grand Haven
Grand Haven’s median sold price is $413,600, with 74 active and 49 pending listings, a 66% pending ratio. Homes are selling in an average of 49 days at 2.1 months of supply, about 35 closed sales per month. Demand is healthy relative to supply, keeping this harbor-town market firmly seller-favorable while still giving buyers a reasonable window to make thoughtful decisions.
Saugatuck and the Waterfront Segment
Saugatuck sits at the premium end, with a median sold price of $670,000, nearly double Holland. Inventory is higher here at 4.5 months, with 28 active listings and homes selling in about 43 days, roughly 6 closed sales per month. This is the normal pattern for a higher price tier and waterfront-oriented market: more months of supply and a steadier pace than the faster mid-price cities. Sellers should price competitively and plan for a measured timeline; buyers have more room to consider.

The pattern across West Michigan is a market where price point and city drive everything. The mid-price cities, especially Hudsonville, are fast and competitive, with tight supply and quick sales. The premium and waterfront segment, like Saugatuck, carries more inventory and a steadier pace, which is normal for that tier. Across all of it, accurate pricing is the deciding factor: well-priced homes are selling close to list, while overpriced homes sit regardless of city. For buyers, there is more choice than in recent years but real competition in the tightest markets. For sellers, homes priced to the current market are selling on reasonable timelines.
