The West Michigan real estate market shifts after Labor Day. Not dramatically, but meaningfully. Understanding how fall differs from spring and summer helps both buyers and sellers calibrate their strategy for the September through November window.
What Changes in Fall
Buyer volume decreases. The pool of actively searching buyers shrinks as summer ends and the urgency that drives spring market activity fades. Properties that did not sell in spring and summer sit more visibly in fall, accumulating days on market that buyers notice and use as leverage. Seller motivation often increases. Price reductions become more common in October and November. For buyers, fall is often the best opportunity to negotiate on properties that have been sitting.
What Does Not Change
Correctly priced properties in desirable locations still sell in fall. The buyer pool is smaller but it is real. Zeeland's inventory stays tight year-round. Well-priced Holland homes under $400,000 still see competition. The fundamentals of West Michigan's supply-demand imbalance do not disappear in September.
For Fall Sellers

Fall is the best window to buy a property that has been sitting. Sellers of homes with 60 to 90 days on market are genuinely motivated and negotiations that were impossible in April become achievable in October. Waterfront buyers specifically should note that fall is when the best deals on lakeshore properties appear as sellers who missed the summer season reassess their price expectations.
