What's Driving the Spring 2026 Market

Inventory remains the defining constraint. West Michigan's available homes for sale remain well below historical norms. Hudsonville's ~28 active listings represent approximately 3 weeks of supply at current absorption rates — deeply undersupplied by any measure. Holland's ~109 listings is higher in absolute terms but still represents less than 2 months of supply. In a balanced market, 4–6 months of supply is the benchmark. West Michigan is not close to balanced on the supply side.

Demand from out-of-market buyers remains elevated. Chicago and Detroit buyers continue to account for a meaningful share of lakeshore community purchases — particularly in Holland, Grand Haven, and Saugatuck. Remote work flexibility has extended the geography of viable daily life for buyers whose employers no longer require daily office presence.

Mortgage rates are influencing but not stopping activity. Current mortgage rates above 6.5% have cooled the frenzy of the 2021–2022 period but have not stopped the West Michigan market. Buyers who need to move are moving. Buyers who can wait are waiting. The net effect is a market that is competitive but not irrational — well-priced homes are selling quickly; overpriced homes are sitting.
