- Access: Your buyer's agent can show you any home on the MLS, including listings from other brokerages -- you are not limited to one agent's inventory
- Market analysis: Before you offer, your agent pulls comparable sales and advises on whether the asking price is appropriate, low, or high relative to the market
- Offer strategy: In West Michigan's competitive market, offer structure matters as much as offer price -- your buyer's agent advises on escalation clauses, inspection contingencies, and terms that make your offer competitive
- Negotiation: After inspection, your agent negotiates repairs, credits, and price adjustments on your behalf

What Does a Buyer's Agent Cost
In most West Michigan transactions, the buyer's agent fee is paid by the seller as part of the transaction -- not by you directly. This changed with the 2024 NAR settlement and how compensation is disclosed, but the practical reality for most buyers in West Michigan remains that buyer representation comes at no direct out-of-pocket cost.
