Holland has 34,000 year-round residents, a hospital, Hope College, 100+ year-round downtown restaurants, a heated snowmelt system that keeps the downtown walkable in any weather, and a school district ranked #1 in Ottawa County. For buyers making a primary residence relocation — not a vacation home purchase — Holland provides the complete city infrastructure that a resort town cannot. You don't need to drive to a larger city for healthcare, serious dining, or cultural programming.
The Drive Time Tradeoff
Lake Geneva is approximately 75 miles from Chicago — about 90 minutes in normal traffic. Holland is approximately 150 miles — about 2.5 hours. This is the single most compelling argument for Lake Geneva and it's real. For buyers who plan to visit every weekend and maintain daily Chicago connections, 90 minutes vs 2.5 hours matters. For buyers making a primary residence relocation who will visit Chicago occasionally rather than constantly, the extra hour is a minor factor against Holland's significant advantages in price, beach quality, and community infrastructure.
The Tax Picture Favors Holland
Illinois residents pay a 4.95% state income tax plus Chicago's 2.45% city income tax — 7.4% total for Chicago residents. Michigan's flat 4.25% state income tax with no city income tax in Holland represents a meaningful tax reduction for high-earning households. Cook County property taxes running 2.0–2.5% of market value compare to Ottawa County's effective rates of 1.3–1.6%.
