Buyers often ask how long the whole process takes, and the honest answer has a wide range depending on the stage. Here is a realistic timeline for West Michigan so you can plan.
Pre-Approval: Days
Getting pre-approved typically takes a few days once you provide documentation to a lender. This is the first step, not an optional one, and in a market where good homes move in days, showing up without it means losing properties to buyers who have it.
The Search: Wildly Variable
This is the unpredictable part. Some buyers find the right home in two weeks. Others search for months, especially in tight markets like Zeeland where inventory sits near 36 active listings, or when targeting waterfront where the right property is genuinely scarce. Being specific about what you want shortens the search. Being flexible shortens it more.
Offer to Accepted: Days
In a competitive situation, offers move fast, sometimes within 24 to 48 hours of a listing appearing. This is why readiness matters so much. Once accepted, you are under contract and the clock starts.
Under Contract to Closing: Roughly 30 to 45 Days
This is the most predictable stretch. Inspection, appraisal, and loan underwriting typically take about 30 to 45 days for a financed purchase. Cash closings can be much faster. Delays usually come from financing or appraisal issues rather than anything else. Plan for about a month and a half from accepted offer to keys, and be pleasantly surprised if it moves faster.
