The buyers who get the best outcomes are almost always the ones who started preparing well before they started shopping. Here is a realistic timeline for a West Michigan purchase, working backward from the keys.

Twelve Months Out: Credit and Savings

This is when credit improvements actually have time to work. Pull your credit, address any issues, and avoid new debt or large purchases that shift your ratios. Start or accelerate your down payment savings. Nothing you do later will have as much leverage on your rate and buying power as what you do now.

Six Months Out: Learn the Market

Start watching the specific communities you are considering. West Michigan is many local markets, not one, and Holland, Zeeland, Grand Haven, and Saugatuck all behave differently. Six months of watching teaches you what things actually sell for, which is knowledge you cannot cram later. Talk to an agent now, not when you are ready to offer.

Three Months Out: Get Pre-Approved

Get fully pre-approved, not just pre-qualified. Keep your finances stable, no job changes or new credit if avoidable. This is when you finalize your budget and start touring seriously. In a market where good homes move in days, being pre-approved is what lets you act.

One Month Out and Under Contract

Once under contract, expect roughly 30 to 45 days to closing for a financed purchase. Inspection, appraisal, and underwriting fill that window. Keep your finances frozen, no new credit, no big purchases, until you have the keys.
