West Michigan's competitive market punishes certain buyer mistakes quickly and severely. After selling 2,100+ homes in this market, here are the seven we see most consistently and what to do instead.

1. Starting the Search Before Getting Pre-Approved

In West Michigan's fastest-moving neighborhoods, well-priced homes receive offers within 24 to 48 hours of listing. Buyers who find the right property before getting pre-approved lose it to buyers who are ready. Pre-approval is the prerequisite for starting.

2. Waiting for the Perfect Market Moment

West Michigan home prices have not declined meaningfully in over a decade. Buyers who waited for prices to drop in 2021 through 2025 paid more when they eventually bought. The perfect market moment is when your personal finances support the purchase.

3. Underestimating the School District Impact on Value

School district boundaries affect property values in measurable ways in West Michigan. A home in the Zeeland school district commands a premium over a comparable home one mile away outside the district. Confirm district boundaries for every property you are seriously considering.

4. Skipping the Pre-Offer Inspection

In a multiple-offer market, buyers sometimes waive inspection contingencies to compete. A better approach is a pre-offer walkthrough with a contractor who can identify major issues before you write an offer. This gives you the information you need without a formal inspection contingency.

5. Focusing Only on List Price

Property taxes, HOA fees, flood insurance on waterfront properties, and deferred maintenance are all part of true cost of ownership. Model total cost of ownership, not just the mortgage payment.

6. Skipping Waterfront Due Diligence

Waterfront buyers who skip riparian rights verification, dock permit confirmation, and seawall inspection sometimes discover after closing that the dock is unpermitted or the seawall needs $40,000 of immediate work. Waterfront due diligence is not optional.

7. Working with an Agent Who Does Not Know the Specific Market

West Michigan is not one market. Holland, Zeeland, Saugatuck, Spring Lake, and Gun Lake all operate differently. Match your agent to the specific market you are buying in. No Realtor has sold more homes in Holland MI over the last 10 years. Call (616) 344-9923.
